It IS an unreasonable policy.
It’s not Cuomo that will be getting people evicted. That’s Mamdani with his rent freeze that will lead to whole buildings becoming unavailable as they hit bankruptcy. And for the record, more people should be addressing the problem of rent controls. They should be phased out.

These are the 800+ pre-1974 rent stabilized units we’re talking about & yes, they have a median rent of $1400-1500/mo, FAR below market rate. Those low rents are why they’re so often not offered again when they come open because the legal rent often doesn’t justify the overhead.

Pre-1974 rent stabilized units are not govt funded & receive no subsidy. They’ve been stuck with no increase or a subinflationary “increase” every yr since 2013. Consistent defunding has left 50k+ rent stabilized units vacant & unavailable with many thousands joint them yearly.

Pretty ingenious move by the Cuomo camp. Cuomo is 100% correct that Mamdani’s apartment is subject to rent controls, but he’s got Mamdani supporters now announcing that Zohran is taking up a rent stabilized apartment.
