$PKST sells more office properties and achieve attractive pricing. 3 additional sales incl. small Ind/Flex building but most importantly, largest asset leased to Southern Co. in Birmingham. Blended disposal cap rate of 7.6%, REIT trades at an 11% cap rate.

Safeway anchored grocery anchored retail shopping center in (way) North Phoenix sold for $71m or $490 PSF (!). Anyone have a view on what sort of cap rate this was? Assuming NNN rents of $30 PSF and 95% occupancy would get to $4.1m of NOI or a ~5.75% cap...

Signs of life in DC multifamily with $AVB selling a portfolio for ~$450m. Breaks down to ~$355k per unit. Cap rate quoted from buyer is 5.94% but based on $AVB DC revenue and their mid-Atlantic segment NOI margins of 70% I see 5.5% nominal / 5.3% adj. for pm expense.

Majority of the $CIO Phoenix portfolio sale closed - all assets except Pima Center for $266m. Pima U/C for $30m. This deal at a ~9% cap / $210 PSF, Pima U/C for ~12.4% cap / $110 PSF - implies 9.3% cap / ~$190 PSF for the whole portfolio.
