Fun fact; There are now 30+ unit apartment buildings being sold for low to mid $70K per door in the city of Los Angeles (90017 zip code) and in Brooklyn NYC (11126 zip code). While these may be slight outliers, even for the lower quality areas they're in, sign of the times.

Probably the hardest deals to sell in Los Angeles, across various locations: Value add (rental upside), no parking, no ADU room, pre 1950's. Keep seeing price cuts on these, but the vast majority still don't make sense.

I hear "when the Fed cuts rates, we'll see mortgage rates drop and market pop." Mortgage rates, from what I see, primarily based on price of 10-year treasuries, which could increase or decrease based on various factors. They went up after the last rate cut. No one really knows.

When are we going to see the first (unless I missed it) 5+ unit multifamily sale in the city of LA or LA County Unicorporated, under $100K / door? Well below $200 a foot becoming more common, and starting to see more sub 8 GRM (8 to 8.5 is now standard in some areas) trades.

Landlording 101: Learn how to read a credit report carefully. You should have a minimum score in mind, but two people with same scores might be very different applicants (one has large medical collections, other has apartment collections and unpaid credit cards).

Larger, more recent city of LA apartment builds (no LA rent control, often just state rent control) still trading, often to national investors. Larger buildings subject to LA rent laws (and many smaller ones) often not moving even with sizable price cuts.
