Can’t decide if it’s time to pull the trigger on another real estate deal or wait until late fall. Market seems to have slowed drastically for sellers. Starting to get antsy.

Great day in the market. Should add about $800 to my 401k balance. In addition to that, today was payday which means another $720 is getting deposited. $1500 day for the 401k💰

We had a tenant move out of one of our houses on 8/1. Today is the first day the management company will get in to take a look. Hoping it’s in good shape for an easy flip to get back on market.

Recently got a promotion and a raise at my company. New salary is $127,500 with a $55,000 annual bonus. Two years ago I was at $88,000 with a $10,000 bonus. Really trying to reflect lately on how much things have changed in such a short period of time.

My wife and I decided against a 529 plan. We really don’t know what college looks like in 20 years. Forget the tax benefits, etc. This custodial account will be given as a gift at 20, 25, or 30 to use for whatever he sees fit at the time. Could be a house, car, wedding, etc.

Another $10 into my son’s custodial account. He’s 14 months and has $5,879 in his account already. Plan to give this account to him when he’s the right age to use as he sees fit in his life.

Inquiring about a new duplex tomorrow. I sense the tides shifting towards the buyers. Listed for 210k - might offer 195k and see if we can close the deal. Excited about the opportunity of adding another duplex to the portfolio.

Buy good deals that cash flow with long term, fixed rate debt. Hold. Enjoy cash flow. Refi or sell when the market is advantageous. Keep it simple.

Boat and camper have been creeping into my mind a lot lately. Recently got a pretty big promotion at work + coupling that with a 14 month old who is getting more fun by the day - I want to have more experiences with the family. Please don’t let me lifestyle creep.

Stuck trying to figure out a retirement strategy and actually put it on paper. We have 5 rentals and some money in stocks - but have never really tried to put pen to paper on what the number is. It’s always been “just keep buying houses”

Unpopular opinion: We did not open a 529. I understand all the tax advantages, rollovers, etc that come with them. Our best thought for our son was an account we can give him one day that he can use for school, a car, a house, or anything else that comes up.

Update on my son’s custodial account to look back on one day. We opened this account July 2024 - about one month after his birth. Generous donations from grandparents and birthday parties have helped. We are consistently adding $10/week to the account.
