Another example: XSD has been the top performing ETF past decade. Consumer & commercial tech applications have exploded in the past 10yrs. Specialized material, manufacturing, IP has meant supply constraints.

Mega trends are created by supply-demand imbalances. Example: Vancouver real estate past 20 years has gained 5x (more than SPX). Shelter is a critical need. Falling mortgage rates & rising immigration further boost demand. Then add land constraints to the cocktail.
