The Home Act passed yesterday at Austin City Council! - 3 units allowed in SF-1,2,3 zones - Duplexes allowed on 5,000 SF lots - expanded FAR - front setbacks now 15 feet - reduction in occupancy limits - tiny homes legal 400 SF and under Biggest changes in decades.

BOOOM Austin City Council just voted YES to asking Staff to bring forward an Ordinance that would: 1) reduce minimum lot size below 5,750 to 2,500 2) allow 3 houses per lot in SF zoning 3) adjust limitations to make possible within existing code Game changing for housing.

Update on this: the city passed an ordinance banning rezoning for anything smaller than a 70’ lots. Deal no longer pencils. Probably something to do with the 3 1000 homes communities with small lots nearby 🫠
