Let’s be ABUNDANTLY CLEAR about one thing: when Hardwick says “I’d encourage developers to look at existing zoned capacity” what she’s saying is: “Hands-off the single family areas; go develop in RM and C zones where the capacity is.” Yep, that’s your walkup she’s referring to.
This is what "zoned capacity" looks like. We demolished this building (admittedly beyond saving when we bought it) to build liveatlaurel.ca. Don't let these TEAMers try to tell you some other "zoned capacity" exists; nonsense. This is exactly what they're talking about.
@rwittstock Rather than guessing what she means and then stating it as a fact, why not ask her directly. Plus, what do you mean by single family? Single family zoning does not exist in Vancouver.

@rwittstock Developers tear down affordable rental and our favorite stores and restaurants because that mostly all we will let them tear down. It's baffling that the SFHs around Commercial Drive are protected and often heritage, but the Drive itself is considered fair game.
