@DanielLurie San Francisco had plenty of foot traffic & customers, but it must be recognized that anti car policies, stupid "road diets", reducing "induced demand", pushed many of them away.

My daughter is going to a public university next month because we couldn't afford a private university. But she'll graduate with zero student debt. That puts her ahead of about 85% of everyone else in the real world. I like those odds.
