It has been a serious grind, but we have all tenants on ACH pull aside from 3-4 tenants. Delinquencies have skyrocketed to the bottom. Truly believe ACH is gods gift to man.

It is funny when people negotiate without leverage. We are currently dealing with a lease transfer. The buyer's attorney is trying to add clauses to the original lease. We say no, and he says that won't work for us. Well frankly I don't care what works for you lol.

I made an offer on a property yesterday. I offered full ask or 6% over the asking price if they accepted by 11 am today. Crickets. 🦗🦗🦗 Apparently there have been multiple offers and non stop showings. I have a feeling this is going 15%+ over their asking price. Wild.
@CRE_Rookie @realfrugalmogul An LLC is an entity. It is not a tax classification. The LLC has to decide on how it wants to be taxed, whether as a partnership, or as a corporation, or just ignored for tax purposes and treated as an extension of the owner. I assumed partnership but that could be wrong.
