Bloomberg @business reports Nomura’s in talks to take space at Penn 2 in NYC. If so, move would take a big bite out of WorldWide Plaza. WWP backs a $940MM #cmbs loan (+$260MM in mezz) that was recently mod’d. Nom has 34% of the space & a ‘27 lease terminate option. #cre @SLGreen

Houston, no problem. Per the @HoustonChron, Plains All American Pipeline has renewed 250k sf at Three Allen Center. Pushes the lease out to 2036. Green shoot and sign of faith for the Houston office market. Bright spot for the $470 million 2021 SASB loan #cre #cmbs

Hope Floats? The $177 mil loan on 183 Madison modified: splits the existing loan into an A note & B note (aka “hope note” as in ‘we really HOPE it pays off’). These mods were plentiful during the GFC. Now, not so much. #cmbs #cre Ironhound facilitated the mod. Pincus w/reporting
