Suburbia is on welfare. Suburbanites are larger consumer of roads, require more infrastructure, consume more land, have far greater carbon footprints, and pay a lower ratio of property taxes. Thank an urbanite for paying for your lifestyle today.
The only alternative to higher for longer is a recession and demand destruction for real estate. There is no outcome in which property values come back in the near to medium term.
Just toured a $200m development with a 6k sq ft gym. No water fountain or mirrors. Insanely little attention to detail makes what should be a monster amenity into a terrible gym.
This is very real. My acquisition pipeline is almost entirely total equity loss scenarios or upcoming balloons that would put the property below 1.0 DSCR. Huge distress out there now.

@BarbellFi If recession hits, I'd absolutely rather have $700k in a more liquid form, while paying a low mortgage rate. 2008 foreclosures were high because people were under water on a home with an adjustable rate mortgage they couldn't afford.
@FilledWithMoney As a snapshot in time sure... but that $100K business could be a $750K business in 5 years, if its a solid business model, that is well run. Much harder to scale a 9-5 salary 7x in 5 years.
