I once received a demand letter. The letter was signed by the attorney and had a CCed section that listed the CEO of the firm. The demand was very odd and was very aggressive. So I called the CEO. Me: "Hey, not sure why this was necessary. Wish you had just called me. It's…
The line item I am most aggressive in releasing is the civil engineer. $15k for a full set of drawings is a day for day savings on our C/O timing. The more I can get designed and reviewed with the city during diligence, the more risk I can take off the table.
The best compliment we can get in this business: A tenant who tells a landowner's broker that they want to be there but will only do a deal with us. We take a lot of pride in our work and getting that compliment this morning made my day.

Can’t be a developer without understanding the impact of weather. About 6 weeks away from Texas not having much rain for a few months. Clock is ticking to plant areas without irrigation (disturbed off-site areas mostly). In July, the problem becomes much more expensive.
Look at the pad to the left. Ideal site for us. We’d normally have to build that fire lane, curb cut, etc. But on this one, we basically get it for free. Save on construction costs and land costs. And sidewalk already in! ❤️❤️❤️
May be small sample size But the most talented teachers I know The ones who passed on high paying jobs to be a public school teacher Are all getting out of the classroom. Too many cell phones. Too many absences. Too much poor admin.
I give all my tenants my cell phone number. I tell them they can call me anytime and I’d rather them call or text me if they’re unsure about something. Better than them being mad at me and not realizing it. Is this unusual? Have been surprised how rarely they call.
