Everyone is bullish on transaction volume for 24’ but sellers are only going to sell if they’re forced. What lenders are doing this? Seems like it will be fairly limited outside of the syndication world

Wouldn’t have guessed REITs would be the suspects selling multi at huge discounts to replacement cost but here we are. +-$250/door below replacement cost in Dallas. +-100 in Atlanta. Gonna be some money made

Agencies make the fixed vs float choice tough. Fixed sizing substantially better right now, +-10% on proceeds, between treasuries and spreads which are about 50 bps inside of floating product. Plan to hold for 3+ years, caps and/or incremental interest outweigh defeasance

When an institutional LP gets selected because of debt relationships but then the relationship lender holds you hostage because of an issue elsewhere… tough shit I guess but I’ll be asking going forwards! Thoughts?

If you borrowed from a debt fund and think there gonna work with you, be sure to understand what they did with the loan and how/if they financed it. Good chance your liability is not to the group you borrowed from

Track record for a group thats done a lot of business and generated pretty good returns between 2015 and 2022. Only sale in 23’ a sub .25x and a very negative IRR. See who can really operate when liquidity dries up.

Pretty incredible optimism from capital that there’s going to be a flood of sellers chucking assets off the side of the boat. The moment there’s a sign of capitulation there’s going to be so much capital in play you may be better off just buying now. But maybe not
