One of the easiest ways to find your next real estate deal is to be cordial and easy to work with on your current deal. The sellers and (more importantly) their broker will remember that. Easy buyers who perform get the first call when there is a new opportunity.

Life tip: Just because someone is wrong doesn't mean you have to acknowledge it or try to correct them. Understanding when it's appropriate to keep quiet and let an incorrect statement pass is a talent that will help you greatly in business (and definitely in marriage).

One of my favorite houses in Greenville is for sale: a 1929 structure downtown that was previously a synagogue and several churches. It was converted to a home about 15 years ago. Amazing bookshelves and a really cool bedroom under the dome. Incredibly unique!

A buddy bought a building that was an ok investment on paper but was actually a GREAT deal because he knew the city's plans included putting a major pedestrian trail behind it. Read your city council/zoning/planning commission minutes and updates. They are gold.

One of my favorite terms that has risen in real estate prominence is "barndominium." It's a higher end barn/workspace with attached apartment. Huge uptick in these with the rise in popularity of hobby farms and weekend hunting tracts in the last few years.

The best performing LP investments that I have made were with funds/shops that had little to no public presence and horrible technology. But they know real estate. As with everything, substance matters more than a flashy presentation.

My favorite single tenant NNN real estate at the moment is anything car related (AutoZone, Caliber Collision, oil change etc). Crazy high new and used car pricing means any business related to car longevity has staying power.

Why would you pay for a domain for your company, use it for your email, and then have nothing there if someone visits the address? Not even a landing page, much less a functioning website. Seems like a horrible intro to your business. I see this ALL the time.

People very carefully choose a type of doctor for specific health needs. Yet for some reason, they think that the attorney and accountant in their golf foursome are capable of handling anything. They aren't. Hire professionals who focus on your niche (especially in real estate).

“No one cares about it as much as I do” is an excuse too often used by business and real estate owners to justify not hiring or engaging others to help. You have to let go if you want to grow.
