Why such a short term view? Even Treasury's conservative advice says that after 6 years, this policy will see home price growth lower and slower than without this change. This policy change will see more new homes built, lowering home prices, fewer people renting.

Its just a matter of time. Removing costs from those that build new homes is a long term solution to the shortage. Those arguing against the 5% deposit need to understand that this will take more than one election cycle to fix. linkedin.com/posts/tim-rear…

The price of home building materials rose just 1.6 per cent in the past year. Despite this the average value of a building approval rose 4.8%. This is likely due to rising regulatory costs, labour costs, taxes (possibly changes in consumer preferences).

Investors do not create demand for housing. They are not the cause of the shortage, in fact, can play a role in increasing supply. But as the Henry tax review says, don't play around with NG/CGT till the shortage is addressed.
