Rent growth is slowing in the short term with supply coming online but development falling off a cliff for 2025/26 supply is bullish for apartments REITs if you are willing to look ahead more than a year. CPT at 12x FFO MAA at 12.9x ESS at 13.6x EQR at 14.2x AVB at 15x
MAA is now trading at only 13.7x FFO with one of the strongest balance sheets of all multifamily operators. 100% fixed rate debt with a weighted average interest rate of 3.4% and 7.2 debt average years to maturity.

In my opinion, It is still early but REITs are starting look attractive after the recent rampant selling. Balance sheets are in good shape with many REITs having low cost fixed rate debt and no near term maturities.
