How we analyze a rental: Price: $220k Rent: $2,500/mo Cost to buy: $62k Payment: $1,726 $2,500-Rent -20% (main, vac, cap ex etc) $2,000 -$1,726 (payment) = $274/mo- cash flow $3,288/yr with $62k invested = 5.3% cash on cash return That would be a bad deal for us
