Lower mortgage rates will boost home buyer demand, but a more immediate effect will be refinancing. If the 30-year fixed falls to 6.125%, nearly 5M existing homeowners will be 'in the money' for a refinance. That number jumps to ~9M with 5.5% mortgage rates.

It's absurd that Pulte continues to act like a salesman and not doing something that really matters with mortgages/housing. We all know the differences of why someone can rent vs buy. Stop acting like qualifying for a 12 month lease is comparable to a 30yr mortgage commitment.
