Found a new revenue stream for our flips. Hereās what you do: Once the property is completed and staged, advertise it for rent. Hold an open house for 2 separate days, collect $50 per application for ābackground checksā 100 applications x $50 = $5000 1 week later callā¦

One way we save 6 figures every year: Me having my own General Contractors license. It is really easy to get in our state. If you do more than 5 deals per year, I would highly consider it. You can pull your own permits, and hire a project manager and still come out ahead

PROFIT per deal was $40k and is now $47k I wrote this wrong. We have less lead flow this year, but our close rate is almost 10% higher.

I pay a guy $24 to run around, grab tools, and clean up after everyone. A clean job site is a well run job site. Work is more efficient when things are in order. More importantly: When inspectors come to a job site and see it clean, they see pride of work and questionā¦
