Seeing a big trend with rate buy-downs on 5 YR loan terms 2% upfront fee, which reduces spread by ~30bps and increases loan proceeds for DSCR constrained deals i.e: The higher loan proceeds pay for the buy-down cost itself and reduces your spread

From a banks perspective, the most desireable sponsor is one who has an all encompassing relationship. If you don't already have existing bank relationships, new ones will typically cost you about 10% deposits. Keep this in mind next time you speak with a bank lender.
If you are originating a deal today and want flexible prepayment, don't discount a floater: The difference between fixed / floating is narrowing (SOFR is ~65bps higher), and in the scenario where rates fall, you win

Were I married, impoverished & lacking a strong network, my path out would start with getting a resident manager position at a reasonably modern apartment complex. The ~free rent + salary + spouse’s salary combination allows for rapid build-up of savings.
