Continuing to think about what the next 'vancouver special' should be. This is 2FSR, single stair flats. 50% site coverage with permeable area / trees. Anywhere from 7 to 14 homes. Passive house efficiency, with a nice bike garage and a few parking spots for electric car share.

Multiplexes don't solve all challenges. That said they are a new option, w strong interest. Vancouver has received 40 applications (2X the # compared to Duplex after launch), as of Jan 31st. All projects have electric heat & hot water @ Step 4 efficiency! #VanRE @HavanOfficial
We've been doing thick walls with modern trim details for 15+ years. We also do some more traditional projects with wider trim. In general I'm glad the city is moving away from "character first" zoning rules, even if there are some lingering policies.

The MultiPlex report was passed by the @CityofVancouver. Next step is legal enactment next month and then accepting applications in Dec/Jan.
@alexbozikovic Why on earth in 2023 are they showing inaccessible townhouse with stairs that are dangerous to everyone? And even including unneeded steps so even the ground floor is not accessible.
This aligns with my philosophy that other people should have limits on who they can sell to in order to drive affordability in the market. No me though. When I'm ready to sell there should be no restrictions, and there certainly won't be any capital gains!

My position: it’s changed in last 10 years, as cozy detached became more exclusive, and as I realized that more neighbours can make life better. Pro-apartment, pro-rentals, pro-no profit housing next door.

My wife and I share one car and live in a walkable neighborhood. I literally don’t even know the price of gas on any given day. I couldn’t tell you with any certainty if it’s $2.78 or 4.79. Some of you need to get a life.
