Why VA loan assumptions are your best move in Q4. Seller purchased a $500k home with $0 down at 2.25% in 2021. Monthly mortgage pmt is $1,911. Today a $1,911/mo pmt would get you a $310k home at 6.25% interest. If you haven’t used VA eligibility, now would be a great time.

Two types of income: Ordinary and Passive.
Organization is key. Maintain a systemized log of all expenses that could possibly be related to your business. It's your CPAs job to determine if they are viable. If you have no history, they'll have nothing to work with.
A good CPA is going to do your taxes to show loss in the right areas to help you remain lending eligible. If you write off all your expenses against your profit, the bank perceives your biz as not profitable. If you depreciate on an accelerated schedule, the bank adds it all back
Anything can be turned into a business. I paid someone $140 to install my tv. He does on average 6 installs a day. Two guys, one bag of tools, a fold up table, and a couple extra mounts just in case. At that rate, a 2 man crew is grossing $200k a year
Why reinvent the wheel when there are plenty of cash flowing wheels out there waiting to be purchased? You can take all of the entrepreneurial stress out of starting a business by purchasing one that pays you day 1.

If you take your taxes to 5 different CPAs, odds are you'll have 5 different results. You can almost guarantee that doing it yourself will yield the least effective result.
