Facts. Cities are for people, and they grow. If you don’t like density and want to live somewhere with less growth pressure, just move elsewhere. Don’t deprive the city, and other people, of their right opportunity and mobility.

A visualization of multiple things I yammer on about all the time: Population growth along line 1 1996->2021 (left) Average family income (right) -rich areas systematically prevented growth despite sitting on top of a subway. -the lack of growth drove further segregation.

I am irrationally excited about @MoreNeighbours initiatives! They are a great way to get involved and make an impact with your volunteer time! Been wondering how to get started volunteering with MNTO? This is a great opportunity to start! Already 45 sign ups!

The emphasis on housing supply is literally an emphasis on policies that lower prices of new housing, therefore lowering the prices of existing housing. The policies needed to ensure people don’t see housing as an “investment” are the same ones as needed to boost supply.

The way you kill speculative investment in housing is by making speculation unprofitable by making building housing faster and less expensive. Pro supply policies are literally about reducing land and property hoarding/speculation by killing the incentive to do so.
I hear all the time “more supply won’t boost affordability alone”. You will not boost supply without improving affordability. The actual solutions require you to do so. When the price floor for housing falls, more projects are viable, and you get more supply.
The emphasis on housing supply is literally an emphasis on policies that lower prices of new housing, therefore lowering the prices of existing housing. The policies needed to ensure people don’t see housing as an “investment” are the same ones as needed to boost supply.
"The emphasis on increasing housing supply obscures an issue politicians are less likely to address. Namely, that we have become addicted to ever-rising home prices, largely because we've been conditioned to see our homes as financial assets." cbc.ca/news/business/…
To the people who might be mad about this: I don't make the rules for op-eds, you can only consider single variables that are assumed to account for 100% of causation. Anything else is obviously sophistry.
The people saying a few days ago that condos cause fewer children will now immediately change their minds and start arguing that the single family homes of Etobicoke north cause fewer children right?
People literally dont believe you when you tell them this.
The vast majority of Toronto neighbourhoods have fewer people living in them today than in 1971, despite a doubling in overall in population. Toronto needs to upzone these neighbourhoods to 6-8 storeys, in particular.
Incredible

It would be interesting to know how #kamloops fares. I know the house I live in used to have far more people living in it.

Why are environmental NGOs like @envirodefence pushing governments so hard to densify existing neighbourhoods & shift construction from detached houses to denser building types? A big part of it is summed up right here:
Toronto's policies say growth should happen in Downtown. But we carved off half of it as Heritage Conservation Districts. And now we're having debates about the size of what's proposed in the postage stamp sized area where you're encouraged to build. thestar.com/real-estate/se…
Planning: "The scientific, aesthetic and orderly disposition of land, resources, facilities and services with a view to securing the physical, economic and social efficiency, health and well-being of urban and rural communities." Also planning:
The vast majority of Toronto neighbourhoods have fewer people living in them today than in 1971, despite a doubling in overall in population. Toronto needs to upzone these neighbourhoods to 6-8 storeys, in particular.
OK Google, show me the neighbourhoods that yuppy boomers moved into in the 70's when immigrant families started moving to the suburbs. Colour code them in dark pink.
The vast majority of Toronto neighbourhoods have fewer people living in them today than in 1971, despite a doubling in overall in population. Toronto needs to upzone these neighbourhoods to 6-8 storeys, in particular.
A free market could have never resulted in a map like this. Core neighbourhoods losing population is a systemic outcome of city planning failures, instituted by residents via city council to block opportunities for those left out. It must change!
The vast majority of Toronto neighbourhoods have fewer people living in them today than in 1971, despite a doubling in overall in population. Toronto needs to upzone these neighbourhoods to 6-8 storeys, in particular.
Simply put, Toronto’s civic leaders do not comprehend how much poorer our city is as a result of this. Many more people would have access to more productive jobs, higher skill clustering, and higher disposable income, had we not planned away Toronto’s economic future.
The vast majority of Toronto neighbourhoods have fewer people living in them today than in 1971, despite a doubling in overall in population. Toronto needs to upzone these neighbourhoods to 6-8 storeys, in particular.
It’s scary how much population loss correlates with low density zoning. By arbitrarily protecting the “sanctity” of low-rise places, Toronto is actively signing away its economic and environmental future.
The vast majority of Toronto neighbourhoods have fewer people living in them today than in 1971, despite a doubling in overall in population. Toronto needs to upzone these neighbourhoods to 6-8 storeys, in particular.
