New lease signed! It’s a relocation where the current landlord was very difficult to work with. Best part is that the current lease has a termination option with just 3 months notice. Can’t wait to see his face because he has the building for sale at a ridiculous price.

I financed 100% of a new store, 84 month term with a rate of around 8-9%. So far it’s been the best decision I’ve made because mathematically it’s an infinite return because I have no money in the deal. No prepayment penalty after 3 years. Go big or go home!

What’s a fair price for a cost segregation? Was quoted $5.5 to 6k for a 6k sf retail center which feels steep. They do their inspection via zoom so that price doesn’t include on site engineer or traveling cost.
