Every time I bring up the idea of a congestion charge in Toronto I’ve heard how drivers would revolt and it’s untenable. But the status quo of this cities downtown is frankly untenable, and our emissions are untenable, and the lack of funding we have for transit is untenable.
This past fall, Montreal pedestrianized a section of street in front of this elementary school to reduce traffic and give the 400 or so students (who mostly walk to school) more space.
There’s a lot that’s GREAT in the fed housing plan: bringing zoning, building codes & construction into the 21st century, linking infrastructure $$ to provinces & mun to less gatekeeping, tax incentives for PBR = more well located middle class supply. What would be BETTER 1/3

Think about it, people. Since the last CLRV was retired, the Raptors fell apart, the city suffered through a pandemic, more Leafs playoff losses, we re-elected John Tory (who couldn’t keep his pants on, as it turned out), we re-elected Doug Ford and the rents only got worse.
Increasingly I agree. IZ helps us avoid the hard conversations around cap gains, land value and funding non market housing. It also can be a poison pill to new projects (applied either intentionally or unintentionally). To work it requires really big jumps in density.
Inclusionary Zoning exists in large part because well-meaning planners want to use the policy tools available to them (building approvals) to create subsidized housing for poor people. Unfortunately, this policy worsens overall housing affordability. We should stop doing it!

Development charges are a big factor in housing cost increases. The public used to pay these costs through taxes (a subsidy). However DCs amplify the expense because developers/buyers finance at higher rates than municipalities and developers also need a return on these costs.

Using @UrbanistOrg formula, this development on a 42 metre sided square would help prevent 5 hectares of sprawl, or a 220 metre sided square. 27 times more dense than sprawl, saving Hamiltonians money on their property taxes rather than costing them more to service. @MoreHamOnt
