WOW... this one is *huge* (and nerdy). The federal government is bringing back a 10% Accelerated Capital Cost Allowance for purpose-built rentals. This was one of the key recommendations of both the National Housing Accord and Blueprint for More and Better Housing.

However, this needed to be offset by opening up more infill land for development. It needed to be offset by legalizing density. We didn't do that part of it. So instead of more people = more places to build, we did more people and fewer places to build.
One reason: Development charges. Back in 2004, the development charges to build that home were $5,000. They're now $47,000. Across the economy, prices are up 50% since September 2004. But in London, ON, development charges are up 812%!
Thread time! Here's the TL;DR version. Even if we could build homes for next-to-nothing, we're not going to bring back affordability for middle-class Ontario families unless we tackle high development charges and land costs. Here's why.

MNTO is not just that group in their 20's that show up at council; a lot of us are 20s, 30s, and 40s+ who are afraid that people we care about won't have a place in our communities b/c gov't won't build the housing we need NOW. Holding leadership accountable is the first step.

Yesterday, Doug Ford said that people would be “shouting & screaming” if density was allowed. In reality Canadians support densification ⬇️ Why would elected officials bow down to a small vocal group at the expense of tackling one of our biggest issues - housing affordability.

This is the catch-22 of regulatory processes for housing delivery gone wild: Long municipal processes for getting housing built mean that by the time a home builder gets approval (often years), the market conditions have changed and the project is no longer economically viable.…
