Gold just topped $3,200. The dollar and stock futures are cracking. 10-year Treasury yield about to break 4.5%. When it does this could spiral out of control. They better get the plunge protection team onboard tonight. That will only make it worse, but it will buy some time.

After we opened the first Southern California Dutch Bros in 2021, we had customers driving from all over SoCal for Dutch. While exciting, it actually caused headaches for us as a Landlord... while our site was a small pad to a center, how can you avoid this in your site planning?

Importance of driving sites in person: Google Maps shows a 3 minute detour to access a property we are interested in buying. In reality, the new offramps are 4+ months complete, and the site is easily accessible from the freeway. Drive.
