Apparently MSFT spent $88 bn in Capex last year. Their office footprint in Seattle remained mostly flat so is this surge all data centers? Is a 4x increase on Capex a sustainable demand measure for Data Center developers? Seems like a bubble...

Stay alive till 2025 is now extended to Q3 2026. Industrial vacancies are peaking right now in Q3. New starts have fallen off a cliff. Nothing of scale has been capitalized in the last 3+ quarters. Vacancy should start to pull back in over the next 3 quarters. Time to hang on??

The dealmaking windows in CRE at the present point in the cycle are insane. Thanksgiving to NYE everyone on cruise control. Jan-Mar full tilt. April-Jun ppl starting to peel off for summer trips. July-Sep super slow for summer. Oct the last jump off point before slow down again??

If you're underwriting lease-up for an industrial asset in a down cycle & your product is more secondary/tertiary in location you're probably going to be waiting till everything functional in the core/A+/infill/closein markets are worked through. Rule of the jungle unfortunately.
